KAWE 711: NHC makes home ownership a long-term investment

Mortgage partnerships, flexible repayment periods and modern residential facilities strengthen the appeal of NHC’s Dar es Salaam development.

The National Housing Corporation (NHC) is expanding opportunities for Tanzanians to own homes through partnerships with more than 20 banks, positioning mortgage financing as a key driver of residential property ownership and investment.

The approach seeks to address one of the biggest barriers to home ownership: the need to raise the full purchase price upfront. Through mortgage arrangements, eligible buyers can acquire properties by paying an initial deposit and servicing the balance over an extended period, subject to participating banks’ lending conditions.

Speaking on October 16, 2026, during the climax of Customer Service Week at NHC’s Kawe 711 residential development in Dar es Salaam, Director-General Hamad Abdallah (pictured) said the corporation was working with financial institutions to make quality housing more accessible to Tanzanians living both at home and abroad.

Under the arrangements, eligible buyers can pay a deposit of 10 per cent of a property’s purchase price, with the home serving as collateral for the mortgage, subject to the lender’s requirements.

Repayment periods can extend to between 20 and 25 years, offering prospective homeowners greater flexibility than the three-to-five-year terms previously available under some arrangements.

“We want more Tanzanians to become homeowners, and banks are important partners in achieving this ambition,” Hamad said.

He added that the partnerships supported President Samia Suluhu Hassan’s vision of enabling more citizens to own decent, modern homes.

For prospective buyers, the financing model offers a potential route into property ownership without requiring them to accumulate the entire purchase price before buying. For NHC, it provides an opportunity to widen its customer base by connecting housing supply with mortgage products offered by established financial institutions.

However, the actual cost of home ownership will depend on individual banks’ interest rates, fees, income requirements and other lending conditions, as well as buyers’ ability to meet monthly repayments.

Mortgage finance opens new market opportunities

NHC’s engagement with more than 20 banks reflects a strategy to make residential property accessible to a broader pool of customers while strengthening demand for its housing developments.

The arrangements also target Tanzanians living abroad, a market that could provide additional demand for residential property as buyers seek to invest in homes in their country of origin.

For financial institutions, the partnerships create opportunities to expand mortgage lending, while NHC gains access to financing channels that can help prospective buyers turn their housing aspirations into purchases.

The model’s effectiveness will ultimately depend on how accessible the mortgage products are to different income groups and whether repayment terms align with customers’ financial circumstances.

Nevertheless, linking property sales to long-term financing represents an important component of NHC’s efforts to expand home ownership and strengthen the market for formal residential housing.

Kawe 711 targets modern residential living

Beyond financing, NHC is positioning its Kawe 711 development as a modern residential destination combining housing with recreational amenities, parking and commercial services.

According to Hamad, the development provides designated parking for residents, with separate facilities for visitors. Sports amenities include basketball and table-tennis facilities, while rooftop swimming pools and additional sports facilities form part of the development’s planned recreational offering.

Commercial and service areas are also intended to accommodate businesses such as shops and banking outlets, allowing residents to access selected services within the development.

The combination of residential units, leisure facilities, parking and commercial spaces reflects an approach to housing that goes beyond the provision of individual homes to incorporate convenience and lifestyle considerations.

For property buyers, such amenities can influence the attractiveness of a development, although the overall value of an investment will also depend on the purchase price, location, maintenance costs and the quality of the completed facilities.

Hamad encouraged Tanzanians to explore the available homes at Kawe 711, describing the development as part of NHC’s broader efforts to provide modern residential accommodation.

Christmas occupation in sight

NHC has indicated that buyers could spend Christmas and the New Year in their new homes at Kawe 711, with the remaining work focusing on completing social and commercial service areas within the development.

The anticipated occupation period would mark an important milestone for buyers preparing to move into their properties and for NHC as it works towards delivering the development.

For the corporation, the project brings together two priorities in Tanzania’s housing market: expanding access to financing and providing residential developments with modern facilities.

Through its banking partnerships and projects such as Kawe 711, NHC is seeking to strengthen its position in the housing sector by connecting property development with financing solutions that enable more customers to purchase homes.

The long-term measure of success will be whether the approach translates into sustained growth in home ownership, manageable mortgage repayments and wider access to decent housing across different income groups. For prospective buyers, Kawe 711 offers an opportunity to consider not only a place to live but also a long-term property investment, provided the purchase price, financing terms and ongoing ownership costs are financially sustainable.
